This layout is too big to be able to ship it on any kind of affordable basis were it fully assembled. Instead, we will send it to you in two sections (shown in gray and pink) with two adjustable connecting tracks (shown in black) that you hook up on site.
 
When we ship it to you, we will send out TWO LAYERS of 1" thick foam. When you glue the top layer (the one with the tracks) onto the bottom layer, you will end up with one single 2" thick monolith of base material. If you haven't watched the VIDEO about all this, you must -- or all this may make no sense.
 
Bottom line: first you will glue together the layers of material and then hook up the two adjustable pieces of track and you are almost finished--with just the question of BALLASTING left. We will hand ballast all the track except the two adjustable pieces. If you don't mind two parts with no ballast, well, you are done. But we will also send you a bag of ballast so you can finish that if you wish.
 
The price you see on our website  is 10% off the normal eBay list price--and we think pretty affordable . But,  if you have extra room (and budget) be sure to check out the LARGE Yard Extension -- it definitely costs but, boy, does it ever DO more!
 
A couple of closing notes: The price listed includes the track, the turnouts and bumpers, and the glued-down, scenery (which includes hand-ballasted track). Rokuhan turnouts can be remotely operated, but we do not supply the controls for them or the power control for the tracks--nor  do we include any buildings, locomotives, or train cars. 
 
All track is Rokuhan. Shipping is FREE, but note that we do not accept returns.
 
Finally, this layout almost always requires lead time, as we DON'T keep this layout in our finished inventory, nor do we always have on hand all the parts (like the turnouts) that are needed for it. However, while this means some lead time is needed, it also means that you may want to request some customization--longer or wider or both.
